Your reservation can be made by e-mail or through the phone numbers on the contact page. A 50% non-refundable deposit is required at the time of booking. Pre-booking of any accommodation will be kept for a maximum of 3 days, after which, and if not carried out and confirmed the payment of the deposit, the reservation will be immediately cancelled. After receiving the payment and confirmation of the deposit, we will issue a written confirmation by e-mail. The balance of the reservation is due on arrival, in cash. For reservations made less than 48 hours notice, we request full payment upon arrival.
Note: for some properties the balance is due before arrival. Please check the payment conditions within the description of each property.


It’s your responsibility to make sure that all identity documents are valid and meet the legal regulations.


The prices and information featured on the website are correct at the time of publication. However, in the event of any online inaccuracy or discrepancy, the price quoted by e-mail will be the confirmed price for the accommodation in question. Please bear in mind from time to time certain facilities may be withdrawn due to essential maintenance work or other circumstances outside of our control. If this is the case we will offer, where possible, alternative accommodation.


Check-in times are usually 3pm and check-out times 10am on the day of departure. We reserve the right to charge for additional occupancy on a daily basis if the property is not vacated at the time agreed. If you want to check in or check out the accommodation outside these hours, please contact us to confirm availability and price.


The maximum occupancy of each accommodation can not be exceeded without our prior consent. Over occupancy of the property will result in additional charges, or we will ask any person to leave the property without notice or any refund.


Should you wish to cancel your accommodation booking, once it has been confirmed, you must do so by e-mail. Deposit is non refundable.


If you wish to make any changes to your booking, you must notify us in writing as soon as possible. Whilst we will endeavour to assist, we cannot guarantee we will be able to meet any such requests. If additional people are added to your booking, they should be informed of these booking conditions and accept them.


If for any reason of force majeure we are unable to provide the property booked, we will notify the customer as soon as possible. In the unlikely event of this happening we will replace it by an alternative accommodation of no less value and in agreement with the client. However, if this new proposal does not please the customer, we’ll refund the deposit paid (refund not available if you fail to comply with any requirements of these booking conditions).


We will not be liable for any injury, illness, death or consequent losses suffered by you or any member of your group. We will bear no responsibility for any damages or inconvenience arising from building or other works or activities occurring on or adjacent to any properties occupied by clients. If there are maintenance problems or minor malfunctions, we will do our best to rectify any situation; however, we will have no legal obligation to do so. We regret we cannot accept liability or pay compensation where the performance of our contractual obligations is prevented or affected by damage and losses resulting from force majeure.


We do our best to make your holiday a success. However, if you wish to complain about any aspect of the accommodation, you must do so during your holiday. Complaints will only be considered if we are duly advised and allowed time to rectify them. If you fail to follow this procedure, we will not accept responsibility as we have been deprived of the opportunity to investigate and rectify the problem. We will not be held liable for any claims made outside this time period.


It is your responsibility to ensure safety and care of the members of your group, therefore, we advise you to take all reasonable precautions whilst on holiday. We ask you to familiarize yourself with the fire safety equipment within the accommodation and location of exit doors. Please make sure that children are always supervised during the holiday. Parents have full responsibility for their children actions at all times. If you have any concerns with the safety of your accommodation, please let us know and we’ll do our best to solve your requirement.


In the event that, in our opinion, any accommodation owner or other person in authority, you or any member of your group behaves in a way that causes distress, annoyance, injury to others, damage of the property, or does not respect or conform to local laws and customs, we reserve the right to terminate your holiday arrangements. If such event occurs, we will have no further liability or any type of responsibility for you. You will be responsible for any costs and expenses resulting from such behavior. We reserve the right to refuse any bookings when there’s a suspicion of inappropriate behavior towards the accommodation or the property owner.


All properties require a damage deposit of €100. This amount is due on the check-in day, along with the final payment of the reservation. This deposit is used to protect the accommodation owner against any damage, additional housekeeping, additional laundry services and any other unpaid costs. This amount will be refunded within one week of the check-out date, unless required to cover any damage, losses, unpaid bills, etc. If the damage deposit amount paid prove insufficient to fully cover all costs that have occurred, we reserve the right to invoice you for the remaining outstanding payments.

The information featured on the website is posted in good faith and updated regularly. However, we can not guarantee the accuracy on the information on it. If there is any error in the price of the accommodation, the price mentioned in the confirmation e-mail will prevail.


These terms and conditions form the contract between you and us. The booking conditions above seek to explain as clearly as possible the responsibilities undertaken by both of us when you make and we accept a booking.
